Moana Pacific is ideally located between the world famous tourist mecca of Waikiki and the business/financial district of Downtown Honolulu just back from the beautiful tree-lined Kapiolani Blvd, a major East/West thoroughfare through urban Honolulu and adjacent to the contemporary/upscale Honolulu Design Center. The current market for all 1-bedrooms remains very strong, and still appears to be increasing, due to the lack of inventory for newer 1-bedroom condos in Moana Pacific as well as the overall Kaka’ako market. Similarly, the market for very high-floor 2-bedroom direct ocean view residences is strong; however, prices may have already “leveled-off” or “moderated” in the $900’s. 2-bedroom mountain view residences w/2-parking are in more demand than those w/1-parking, for obvious reasons, and they are very reasonably priced relative to comparable 2-bedrooms in the overall Kaka’ako market. Finally 3-bedroom residences, despite their unique floor-plan and unusual room shapes, remain popular as they are priced very well, again relative to the overall 3-bedroom market in Kaka’ako.
If you are thinking of Selling, “now” is probably better than “later,” as the overall re-sale market for existing condos in Kaka’ako appears to be “moderating” for 2 & 3-bedroom residences (exception would be 1-bedrooms) unless it is highly upgraded, “shows-like-a-model” and is not grossly over-priced. This combined with the assumption that we are closer to the “peak” of our current real estate cycle than the “bottom,” combined with the slowly increasing interest rates adds credence to this theory. .If you are thinking of Buying, as long as you have a “Buy and Hold” mentality (min 5-10-years), then you should be just fine based on past 4 Honolulu real estate cycles.

My History With Moana Pacific
A brief history of my involvement with Moana Pacific. I was instrumental in introducing the developers, KC Rainbow Development, to the principals of our company, which helped to secure the original developer listing with Coldwell Banker Pacific Properties. Subsequently I was on the original developer sales team (2004), an original owner (2007), an original member of the board of directors (2007) and current landlord (2014).
As a result, I have an intimate first-hand knowledge of Moana Pacific, from initial sales to the present. I have also closed on the highest sale ever in Moana Pacific, ocean-suite #4705W, for $2.4mil on 8/11/15 and have represented many other sellers and buyers in the project over the past 11 years.
